A New Sustainable Real Estate Project Rises in Žvėrynas, Inspired by Japanese Culture

In Žvėrynas – known for its low-rise buildings, greenery, and tranquility – a new project is being developed that truly captures the spirit of the neighborhood. The architecture and layout of KANSO Sakalų 4, scheduled for completion early next year, are inspired by the minimalist culture of Japan.

Originating from Japan, KANSO is the principle of simplicity, meaning “less is more.” The concept aims to create a harmonious and orderly environment free from unnecessary elements. It is a minimalist approach that encourages simplicity, functionality, and spatial clarity, allowing for a life free from chaos and excess worries.

"Less chaos – more order, fewer worries – more harmony, fewer things – more emotion, fewer commitments – more freedom. These are the kinds of homes for life and business we are creating on Sakalų Street," says Šatikas.

The project also stands out for its focus on technological innovation: the developers are investing in solutions that will ensure a very high quality of daily life and work.

A sustainable and thoughtfully designed project

Designed as a low-rise development for residents seeking peace and a limited number of neighbors, KANSO Sakalų 4 not only embodies the minimalist philosophy, according to its creators, but also strives for sustainability and long-term value.

"The building was designed to blend harmoniously into its environment and neighborhood, while the large enclosed inner courtyard will provide residents with privacy and peace. The architectural solutions are carefully considered down to the smallest details — not only indoors but outdoors as well, creating spaces for pleasant and relaxing leisure for both children and adults," says Šatikas.

The building rising on Sakalų Street will offer all the comforts required for modern living: from underground parking to advanced technological solutions for daily convenience.

"A comfortable life in the city depends not only on the home itself but also on the surrounding environment and the ability to reach services, entertainment, and green or recreational areas on foot, by bike, or by scooter. New construction in Žvėrynas is almost nonexistent

The uniqueness and strong buyer interest in KANSO Sakalų 4 stem not only from the project’s design and prime location, but also from the lack of new construction options in this part of the city. For many reasons, new project supply in this area is extremely limited.

"The district and its architecture are highly protected and appreciated, so one should not expect a large number of new developments here in the future. Only rare plots suitable for conversion offer opportunities — and even those are nearly gone in Žvėrynas," says the CEO of Resolut.

The KANSO Sakalų 4 building is also being developed as a conversion project.

Žvėrynas architecture is highly protected and clearly stands out in the city due to the district’s rich history, which dates back to the 16th century, when the area belonged to the famous Radziwiłł family, who had established a hunting reserve there. In the 19th–20th centuries, Žvėrynas became popular among city dwellers as a resort district with mineral spas and bathhouses. Today, it captivates with its wooden architecture, which gives the area its unique charm.

"In developing this new project, we built it to be modern, minimalist, and energy-efficient, but in both form and emotional character, it integrates sustainably into and enhances Žvėrynas’s rich historical landscape," says the head of the project management company.

Not the first creation guided by KANSO philosophy

KANSO Sakalų 4 is not our team’s first creation in Vilnius inspired by the culture of Japanese minimalism. The developer has recently completed a 72-apartment residential project in Užupis, on Polocko Street, and a 36-apartment project in Vilnius Old Town, on Labdarių Street.
