The prestigious Žvėrynas real estate market is keeping up – two apartment deals aim for the TOP 5
In Žvėrynas, near Vingis Park and the Neris River, two apartments were sold in March in the newly developed real estate project KANSO Sakalų 4, each valued at around one million euros. According to data from the Citify platform, these two sales represent two-thirds of all luxury new-build property sales in the capital during March.
In March, agreements were reached for two apartments in KANSO Sakalų 4, a new real estate development in Žvėrynas near Vingis Park and the Neris River. Both apartments exceed 150 sq. m in size, offering residents an exceptionally spacious living environment. With these sales, nearly half of the project has already found its future residents – 40% of the units are now sold.
“Space and the feeling of openness are among the top priorities for clients looking for luxury housing. We often hear that there’s a severe shortage of large new-build apartments in Vilnius. That’s why from the beginning, we knew we had to approach space planning flexibly — adapting homes to our clients’ lifestyles. In these two cases, we combined two adjacent units and reconfigured them according to the buyers’ needs,” says Resolution CEO Paulius Šatikas.
According to the real estate expert, buyers searching for exclusive housing and willing to invest significant amounts care not only about space or the fact that the property is newly built — they also place great value on the location, its privacy, overall comfort, and proximity to nature. This is why newcomers often choose Žvėrynas: the district is known for its low building height, low-density development, abundant greenery, rich history, and tranquil atmosphere — all of which perfectly align with the idea of quality living.
The KANSO Sakalų 4 project, currently being finalized on Sakalų Street, fully reflects the essence of Žvėrynas: a low-rise, sustainable development that will host a small community and be surrounded by greenery. Its spacious inner courtyard is designed for peace and privacy, while carefully considered architectural solutions and stylish shared spaces support a comfortable, effortless daily life.
"Location comes with responsibility — especially a place like this," Šatikas adds. “When planning, designing, and developing the spaces here, we chose to follow the Japanese ‘Kanso’ philosophy, which fits Žvėrynas perfectly: minimalism, order, and simplicity that promote relaxation and carefree living — avoiding chaos, clutter, excess, and noise. This principle is reflected in every detail of the project: from technical and architectural solutions to interior and landscape design.”
KANSO Sakalų 4 is not the first project by Resolution inspired by the principles of Kanso. The company has already completed minimalist, well-ordered, and aesthetically refined developments on Polocko and Labdarių streets — prestigious locations in the capital — and plans more similar projects in other exclusive parts of Vilnius.
Currently, 40% of the KANSO Sakalų 4 project has been sold, and construction is nearing completion. By the end of April, once the main construction works are finalized, prospective homeowners will be able to see the site and evaluate how its solutions are tailored to the spirit of Žvėrynas.
The project’s uniqueness lies not only in its architectural approach but also in the fact that new developments in Žvėrynas are almost nonexistent — suitable plots for larger projects have essentially disappeared.
“A key factor for comfortable urban living is not just the home itself but also its surroundings and the ability to access services, entertainment, and green or recreational areas on foot, by bike, or scooter.
Žvėrynas offers this luxury — with well-developed infrastructure, the city’s largest park, and plentiful green, quiet spaces. It’s no surprise that many want to live here. However, due to the lack of new builds, many home seekers are forced to look elsewhere in the city,” explains the expert.
Finally, as Resolution points out, the homebuying experience itself is essential. Clients highly value personal attention, flexibility, efficiency, and creative solutions that enhance their purchase journey and overall quality of life.
