It\u2019s no surprise \u2014 developers are actively launching new residential projects there.<\/p>\n<p>However, there are only a few parts of the city considered truly prestigious \u2014 as are the real estate projects within them. Despite high demand from homebuyers seeking premium housing, future supply in these areas is expected to remain scarce.<\/p>\n\t<\/div>\n<\/div>\n\n\n\n\n\t\t\t<\/div> \n\t\t<\/div>\n\t<\/div> \n<\/div><\/div>\n\t\t<div id=\"fws_69f6522c4c898\"  data-column-margin=\"default\" data-midnight=\"dark\"  class=\"wpb_row vc_row-fluid vc_row full-width-section\"  style=\"padding-top: 0px; padding-bottom: 0px; \"><div class=\"row-bg-wrap\" data-bg-animation=\"none\" data-bg-animation-delay=\"\" data-bg-overlay=\"false\"><div class=\"inner-wrap row-bg-layer\" ><div class=\"row-bg viewport-desktop\"  style=\"\"><\/div><\/div><\/div><div class=\"row_col_wrap_12 col span_12 dark left\">\n\t<div  class=\"vc_col-sm-12 wpb_column column_container vc_column_container col no-extra-padding inherit_tablet inherit_phone\"  data-padding-pos=\"all\" data-has-bg-color=\"false\" data-bg-color=\"\" data-bg-opacity=\"1\" data-animation=\"\" data-delay=\"0\" >\n\t\t<div class=\"vc_column-inner\" >\n\t\t\t<div class=\"wpb_wrapper\">\n\t\t\t\t\n<div class=\"wpb_text_column wpb_content_element\" >\n\t<div class=\"wpb_wrapper\">\n\t\t<p>\u201cIt's possible to find the occasional new apartment in prestigious neighborhoods like \u017dv\u0117rynas, U\u017eupis, Old Town, or the historic part of Antakalnis, usually as a result of conversions or renovations. But the number of such units is extremely limited, and when they do appear, they are quickly sold,\u201d says Paulius \u0160atikas, CEO of the real estate development and management company Resolution.<\/p>\n<p>He shared his insight into the current new housing supply situation and future prospects in Vilnius\u2019s most sought-after upscale areas, where development opportunities are extremely restricted.<\/p>\n<p><strong>\u017dv\u0117rynas \u2013 The Lowest Supply in the City<\/strong><\/p>\n<p>Among Vilnius\u2019s luxury districts, old \u017dv\u0117rynas holds a unique position. Its lush parks, quiet streets, and historic villas make it an attractive destination for both locals and newcomers from abroad.\nHowever, in this prestigious part of the city, embraced by the Neris River, only a few real estate projects are currently underway, with very few more planned in the foreseeable future. \u017dv\u0117rynas has the lowest housing supply in Vilnius.<\/p>\n<p>\u201c\u017dv\u0117rynas is one of the most popular areas in Vilnius, and home prices here are consistently rising \u2014 and will continue to rise. The price per square meter for new residential projects in this area has already reached and surpassed \u20ac5,000\u2013\u20ac6,000,\u201d says \u0160atikas.<\/p>\n<p>Most buildings in \u017dv\u0117rynas are listed as cultural heritage, leaving virtually no room for new development. The historic architecture and wooden homes, built around the 19th\u201320th century, are strictly protected and highly valued.\nEven if a vacant plot becomes available, new construction would face stringent heritage protection requirements to preserve the area\u2019s unique spirit.<\/p>\n<p>Currently, the only active residential project being developed through conversion in the district is KANSO Sakal\u0173 4 on Sakal\u0173 Street, a modern low-rise development combining commercial and residential spaces, scheduled for completion in the first half of 2025.<\/p>\n<p>\u201cIn such a central location, only premium-class, high-quality real estate that meets all modern comfort, sustainability, and technology standards can be developed. High expectations are set by both developers and clients \u2014 from materials and architectural decisions to the construction process,\u201d \u0160atikas explains.<\/p>\n<p>According to him, even the few remaining conversion-suitable plots \u2014 still somewhat available in the Old Town or neighboring districts \u2014 are almost nonexistent in \u017dv\u0117rynas. Once KANSO Sakal\u0173 4 and a few office developments are completed in 2025, construction in this part of Vilnius may pause for the foreseeable future.<\/p>\n<p><strong>U\u017eupis \u2013 A Republic Without Land to Build<\/strong><\/p>\n<p>U\u017eupis, known for its bohemian vibe and the self-proclaimed \u201cRepublic of U\u017eupis\u201d, is another district where large-scale development should not be expected. While the area continues to attract artists and creatives, it\u2019s not known for its modern buildings or apartment blocks.<\/p>\n<p>\u201cU\u017eupis\u2019s charm lies in its uniqueness, and the local community \u2014 together with the city \u2014 actively works to preserve that quality and prevent mass development. Yet buyer interest remains high: over the past decade, housing prices here have nearly tripled,\u201d says \u0160atikas.<\/p>\n<p>Currently, apartments are available in only a few small projects. A handful of additional boutique developments are planned, but \u2014 as in \u017dv\u0117rynas \u2014 there are almost no plots left suitable for new construction. Future supply is expected to remain fragmented and minimal.<\/p>\n<p>\u201cWhile future investment may shift toward renovation projects, strict heritage protection regulations significantly limit those opportunities as well,\u201d he adds.<\/p>\n<p><strong>Vilnius Old Town \u2013 Desirable, Yet Inaccessible<\/strong><\/p>\n<p>It\u2019s hardly surprising that new housing development is practically non-existent in Vilnius\u2019s UNESCO-listed Old Town \u2014 and will likely remain so in the future.<\/p>\n<p>\u201c\u017dv\u0117rynas, U\u017eupis, the Old Town, and historic Antakalnis all share one thing in common: protecting their cultural and natural heritage is the top priority.\nThese areas are treasured for their unique value \u2014 their history, architecture, and environment \u2014 which makes them extremely desirable for homebuyers. Yet for those very reasons, only a select few will ever be able to live there,\u201d says \u0160atikas.<\/p>\n<p>In the Old Town, the price per square meter for prestigious properties can reach \u20ac10,000 \u2014 or even more for exceptional offerings.<\/p>\n<p>However, unless tied to renovation or conversion projects, new housing options are essentially non-existent in the area, and very few are planned in the near future.<\/p>\n<p><strong>Antakalnis \u2013 A District with Two Faces<\/strong><\/p>\n<p>Antakalnis has long been associated with luxury, greenery, and calm \u2014 and it remains one of the capital\u2019s most desirable places to live.<\/p>\n<p>\u201cOfficially, Antakalnis is a large district with a mix of projects, but only the old, historic part near the city center and the Neris River is considered truly prestigious. It offers a wealth of parks, greenery, and serenity. Yet in this part of the district, virtually no new construction is underway \u2014 nor is any planned,\u201d \u0160atikas explains.<\/p>\n<p>Like other upscale districts, Antakalnis suffers from a shortage of suitable plots and a long, complex planning process.<br \/>\n\u201cThose who want to settle in one of these prestigious areas should act quickly.
